Description

Mountain View Cove is in Mountain View Shores at the lower end of the lake near the dam. This beautiful home has great views and is located in a deep water quiet cove. On the main level there is an comfortable living room in an open floor plan connected with the kitchen and a large deck.

Outside the upstairs living area is a large deck along with covered seating under a large 84" ceiling fan. Also on the deck is a Weber Propane Grill, and outdoor lounge chairs for sunbathing. The large deck over-looking the lake and mountains is sufficiently furnished for relaxing on those lazy afternoons.

The dining area seats eight comfortably with spectacular views of the lake and mountains. A large well stocked kitchen allows plenty of room for more than one chef to prepare the meals! This four-bedroom home features a lower level family room with a large TV. There is ample parking space for vehicles and boat trailers. The large grassy yard has a gentle slope to the dock, but requires a short walk.

This quiet area of the lake has deep clear water and is ideal for fishing or swimming. Typically fish can be watched on the dock looking down at the water.

The maximum occupancy is 8 persons, however, children 2 and under are not included in the maximum occupancy.

This quiet subdivision has a maximum speed limit of 25MPH. There is a locked gated community boat ramp available for your use. We provide a key for the boat ramp, and ask that you make sure it is locked when you leave this area. Boat trailers may be parked in the gated area (please do not block any cars or access to the ramp), or in our driveway. There have been issues with renters leaving the gated area unlocked, so leaving your boat in this area is done so at your own risk.

We use B2X and have line of site with the tower. In our home there have been no outages with internet service over the last 4 years, except with storm and area power outages. We have streamed content on multiple tv's, and have used internet for remote school and work without any issues.

There is no phone land line at the house.

Life Jackets: The home has owner life jackets for use, which mostly address adults of normal build. We make no representation as to their fitness for use. If you use our life jackets, please return them to the house before checkout. We urge you to buy and bring your own Coast Guard approved life jacket for each person, especially each child, specifically chosen to fit the child at their current age, size, and weight. Inflatable floats, tubes, noodles and rafts are NOT safe personal floatation devices.

Adult Supervision: We urge you to always have an adult present on the waterfront and docks when children are outside. Always require the kids to put on their life jackets.

What to expect from the home? The kitchen is well stocked with housewares and cookware, coffee maker (with k-cup or pot), 4 slot bagel toaster, crock pot, and ninja blender. You will find a supply of paper towels, toilet paper, garbage bags, disinfectant spray and/or wipes, dish soaps, and laundry soap. The supplies are meant for more than one stay, so please use only what you need, and leave any remaining for the next guest. We urge you to call if a stocked item is missing, or any other questions. The beds are made (except for bunk beds) with sheets and towels provided by a professional linen service. No daily maid service is provided. Trash may be left in the bins at the top of the driveway, please fill one trash can at a time. There are five televisions, all capable of streaming, but service may be degraded during very busy usage at the lake. Applications on each television include Netflix and ability to add your own services.

There also is a printed welcome document outlining key points about the house, along with a list of restaurants, and popular activities. There are kayaks, and a paddleboard included at the house, with paddles. If these are used they must be returned where they were found, because the transition and cleaning staff takes inventory to identify any missing items prior to the next guest arrival.

The ping pong table is enclosed in a room with a door downstairs with other games and puzzles, but aligned next to the downstairs master with only a small hallway between. We typically have spare batteries in the kitchen drawer, but if missing, please reach out and we can try to help.

TRASH DAY IS Saturday from May - September (Thursday otherwise)! Please… remove trash from the home into a bin at the front of the driveway before Saturday so that trash will be picked up. Do not remove the trash bins from the area at the front of the driveway. We provide 3 bins, but ask that you fill one bin at a time, to ensure empty bins are available for subsequent rentals. If the trash bins are full after your checkout, our transition service will charge us $50 to remove trash, and we forward the cost to you.

What should you bring?

Bring food and beverages, snacks, water bottles, spices, coffee, tea, and bagged ice, there is an ice maker, but it does not produce enough to fill coolers. There are no grocery or liquor stores nearby, so it’s ideal to stop on the way, or if needed, you may drive to one of these locations:

2. Food Lion, ABC, Dollar Store, Moneta, 20 minute drive, 14807 Moneta Rd
3. Kroger, CVS, Urgent Care, Hardy, 30 minute drive, 80 Westlake Road

· Bring your own paper plates, plastic silverware, food storage containers, plastic bags, roasting pan, crock pot bags, etc.
· Bring your own toiletries, including shampoo, conditioner, soaps, lotions, skincare, tooth-brush, toothpaste, and body soap.
· Bring your own sunscreen, bug spray, first aid kit and thermometer.
· Bring your cell phone (no landline at the house), chargers, and gaming devices.
· Bring your own beach towels, swimwear, water shoes, sunglasses, goggles, water flippers, etc.
· Bring your own coast guard approved life vests, floatation devices, tubes, etc.
· Bring your own pack n play or booster seat for children, none are provided.
· Bring your own fishing poles, and bait or lures.

With this rental agreement, the 'Manager' confirms THE PROPERTY reservation for the 'Guest' who in turn agrees to the amounts payable and the terms & conditions below. IF A PAYMENT IS DONE BY THE GUEST, THIS RENTAL AGREEMENT IS IMPLICITLY SIGNED.

*During Peak season (mid-May to mid-September) our cleaning crew needs 5 hours to transition the home for next rental, so the times are strictly enforced.

*During off-season is it possible there are more flexible check-in and check-out times available. This depends on rentals before or after reserved dates. Extensions on check-in or check-out times should be requested in advance.

PAYMENT SCHEDULES:
Payments accepted via Venmo, PayPal, Check or Cash. Arrangements must be made in advance for receipt and deposit of cash or check.

Payment #1 - deposit is $600 due within 3 months of rental check-in date.
Payment #2 – 50% of remainder rental, cleaning, and taxes due 30 days prior to check-in date.
Payment #3 – Remainder due 14 days prior to check-in.

CANCELLATION POLICY:
100% Refund if cancelled within 30 days of check-in.
50% Refund if cancelled within 14 days of check-in.
0% Refund if cancelled less than 14 days prior to check-in.
Guest is responsible for any damages and actions for occupants permitted in the rental unit.


CONTACT DETAILS & LOGISTICS:
Your lakefront home is about 6 miles southeast of Smith Mountain Lake Parkway (VA 626).

The Primary Renter who signed the contract, must be at least 30 years old and must stay on the property for the duration of the rental period. If needed, we reserve the right to visit the home to meet with the primary renter if questions or complaints arise from neighbors.

You will receive a unique Key Code prior to your arrival. There is no need to stop at an office for check-in or check-out, proceed directly to the home.


RULES & RESTRICTIONS:

1. Rules Applicable - The applicable rental agreement rules are emailed prior to arrival, along with a lake passport after final payment is received. The latest rental agreement applies.

2. This is a smoke free house - Do not smoke in the home, garage, on the decks, or near the home. If you smoke outside, please stay a distance from the house, minimum of 25 feet from any buildings or outdoor seating areas near the home.

3. Outdoor Fires Only in Fire Pit - No fires of any kind are permitted near the structures or on the dock. Guest must only use prescribed fire-pit area for an outdoor fire. If guest creates a fire, use only aged hardwood and never use gasoline, kerosene, or other type of fuel to start a fire. Stack logs carefully to prevent them from rolling out of the area. Don’t go to bed or leave the property with a fire burning outdoors. Keep the fire contained, and do not start a fire if any wind exists. Even a light wind can blow ashes which can ignite a fire on structures nearby. Guest is fully responsible for any loss, damage or casualty that arises from the negligent or misuse of the fire pit.

4. Pets are not permitted - If a pet is identified on the property, it will need to be removed or result in termination of the rental agreement.

5. Only Reservation Guests Permitted on Property (up to 8 adults) - People other than those in the Guest party set forth above may not stay overnight in the property. No Parties are allowed. Renters who do not comply will be required to leave the home and may be in violation of local noise ordinances. We strictly enforce a pigsty clause for damages left.

6. Trash - The trashcans are near the front of the driveway for your use. Do not remove them from this area. You must place any trash as of Saturday (or checkout) in a bin near the front of the driveway so it may be picked up. As a courtesy to our trash pick-up service, fill one bin at a time, and have all your existing trash ready for pickup on Saturday. We reserve the right to charge an additional $50 charge for trash removal if trash is left filling all three of the bins, or if left in the house when you check-out.

7. Parking- Vehicles are to be parked in the driveway and in the grassy area in front of house by the fence. Please do not park in front of neighbor’s home, or in their driveways. For boat trailer parking, please use our dirt area in front of the garage, or a local marina.

8. MVS Community Subdivision –

• Speed Limit is 25 MPH and strictly enforced.

• You may use the community boat ramp; the key is hanging in the kitchen. If the key is lost, the association charges $50 charge to replace the key, and that cost will be charged to the guest.

• Long-term and short-term camping is prohibited on all residential lots.

• All boat trailers may be parked in the boat ramp / launch area or in the driveway of your rental property.
• No vehicles or trailers shall be parked on any MVS road or road shoulder between the hours of 1:00 am and 6:00 am
• Noise ordinance for Bedford County and MVS is 11:00 pm— 6:00am. Offensive activities will not be tolerated.
• No swimming or boat/jet ski tie-up areas are available at the MVS boat ramp. MVS is not responsible for any injury or damage. Renters are responsible for any damage to MVS boat ramp area. Please lock boat ramp gate after each use.
• Obey all boating laws, including NO WAKE zones at least 50-feet from docks, shoreline and swimmers. Boats with large wakes should respectfully stay in the middle of coves, 150 feet from docks and shorelines. Boat owners are responsible for any damage to property owners' docks.
• All trash must be bagged in plastic garbage bags and disposed of at the dumpsite indicated in your rental package. Some owners have contracted with a local trash removal company and may have a trash bin available for your use.



9. Maintain Property in Good Order – Please keep the property and all furnishings in good order, if moved please return to the original position before you leave. Only use appliances for their intended uses - Owners are not responsible for misuse or injuries resulting from the use of appliances.

10. Housekeeping - There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Large Beach towels are not provided. We suggest you bring towels for use away from the home.

11. Cleanliness - Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises clean and in good condition upon departure. Wipe off kitchen counters and stove, place dirty dishes in dishwasher and start wash cycle, clean grill, remove all opened food items and wipe out refrigerator. Unopened food may be left for cleaning staff.

12. Outdoors & Dock - The Boat lift is not to be used by guests. Use cleats on the stationary docks to secure boats. Kayaks, paddleboard, and lake equipment must be returned to their original location and tied to cleats if left on jet-ski dock. Please return paddles tied to their location on the kayak stand. The water level changes daily, and kayaks will float away, paddles will sink if left unsecured. Umbrellas – Always close umbrellas when not in use. An attached bungee cord should be used to tie it closed. This will help prevent damage from unexpected wind.

13. Water and Septic - The property is on a public water and septic system. The septic system is very effective; however, it will clog up and possibly back-fill if improper material is flushed. These systems are very dependent on your proper use. Place nothing down the drains (grease, dryer lint, etc. are detrimental to the septic) that will not easily flow down the drain and decompose naturally and quickly. We ask that you do not put anything other than toilet paper in the toilet. No feminine products should be flushed anytime.

14. Water Dangers - We feel deeply obligated to remind our guests that every year children drown in lakes. The cause is almost always lack of adult supervision, and lack of suitable life jacket. Buy and bring your own Coast Guard approved life jacket for each child specific chosen to fit the child at their current age, size and weight. Inflatables, tubes, noodles, and rafts are NOT approved personal floatation devices. Always have an adult present with any children playing near the water to watch children and ensure children are wearing life jackets.

15. Owners Not Responsible. This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. Upon accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises including but not limited to the waterfront, and swimming area also including others whom they invite to use the premise. Although some life preserve jackets are provided as a courtesy, these may not address the appropriate size for all guests, especially children. It is the responsibility of the guest to secure their own coast guard approved life preserve vests for use in water activities. The Guest is responsible for their own travel/health insurance. Neither the Owner nor Manager shall be held responsible in any way for accidental injury, death, or damage/loss to personal effects of the Guest. The Guest is responsible for all damages excluding wear and tear.

16. Pigsty Clause: You have paid for cleaning service, but the service does not cover an excessive mess. It is meant to return the home to the condition it was in at our arrival. Typical cleaning is performed in 2-3 hours by 2-3 people. The pigsty clause is in effect for obvious signs of excessive partying such as strong alcohol smell in the home, excessive trash, relocated and/or damaged furniture, or other destructive messes. The clause will enable us to charge you the full cleaning cost, for whatever it takes to make the house look like it did when you checked in.

17. Damages: Vacation Rentals are a form of house sharing. Specific damages caused by a guest are a violation of the rental policy and can result in charges to your credit card on file. Pictures and a description of the loss will be e-mailed to you. The Guest is responsible for all damages to the property, excluding wear and tear. Listed below are some unfortunate examples of loss for which we are required to bill a guest for damages:

• Towels: Please use these items on your body only. Don’t use them to wipe up spills, clean mud off your shoes, wax your wake board, check the oil in your car, remove make-up (other than make-up towel), etc. As a courtesy we provide an ample supply of paper towels, and you are welcome to use these, where needed.

• Bringing a pet into a pet free property: Pet free properties ensure guests are entering a pet-free home, free of pet dander on beds, sofas, etc. If you break the rule and bring a pet, we will charge you for a complete second in-depth cleaning of the property. If the pet does any damage, we’ll bill you for that as well. This includes paw scratches on doors and furniture, stains, and any other related issues such as fleas, or legal issues related to the pet being on the property without permission.

• Disconnecting or removing TV or HDMI cables: If you disconnect a cable in order to hook up a device of your own, you must re-connect the cables and ensure the television.
is working properly before you leave. Otherwise, a technician service call may be required to re-connect the system.

• Failing to empty the trash prior to departure.

• Failing to return the boat ramp key.

• Clogging and/or overflowing a toilet, shower, tub or sink.

• Leaving water running.

• Leaving windows or doors unlocked or open and damage occurs.

• 4Burns on items left sitting in contact with any heat source.

A great property for a large group of friends to enjoy a vacation. Large seating areas with a well stocked cookware kitchen. Quiet coves to use the on-site kayaks. Plenty of seating on the dock to enjoy the view.

Total crowd pleaser! Cheryl was an amazing host, and the house was immaculate. We had two families with kids ranging from 1-13, and it was perfect fit for everyone. Kitchen was very well setup for meals at home and the kids had a great space to hang out! The lake was beautiful and it’s 100% a repeat trip!

This property was just as listed on the VRBO site. It was very clean, comfortable, all TVs an appliances worked great!
Very spacious home and it felt very private even with houses on either side of the property. They definitely make sure you are well accommodated during your stay. There were no cons about this place. I would recommend this to anyone and I would love to stay again!

Relaxation at SML

We spent a week with 2 families with teenagers and there was room and things to do for everyone. The house is very clean and the kitchen is very well stocked with equipment and gadgets especially for a rental property. Kayaks and paddle board were popular with our group. Very easy walk/steps down to the dock. The dock was spacious and plenty of chairs for our group. Parking/driveway was spacious. We had a great time and would definitely rent here again!

Family Vacation

Our family of 5 adults and three children loved our week at this house. It is located on a beautiful cove with a wonderful view of the mountain. We made good use of the kayaks and the paddle board and had a wonderful time. Our week was hot, so it was great for swimming, but we also enjoyed the screen porch with the fan when we weren’t in the water. The house was clean, the beds and furniture comfortable, and Cheryl was very helpful and responsive. This was a great VRBO experience!
